Only Private Commercial mortgages outside of Canada.

Financing requirements are handled on a case by case basis. There is however certain criteria that is required for each and every financing request. Providing the following initial information (depending on your specific situation) will ensure that our team of professionals can gain a solid grasp of your specific needs and situation. This also ensures that we can place your request a t the best source of financing to suite your needs.
Required documents:
Copy of any appraisals and a original listing, environmental if applicable. Complete and signed Net Worth Statements for all Principals involvedCurrent and complete Rent Roll & copies of leases
Optional Documents:
- 2 or 3 years complete Financial Statements - Operating Statements for the last 2 or 3 years - Historical sales for retail properties - Complete offer to purchase (for purchases only) - General Time Frame for a term sheetA term sheet is issued in 24 hours if we feel your application is approvable.
General time frame for an approval
Our brokers package your application with you in a timely manner and work with you to review all the necessary documents before submitting your application to 1 or several lenders. It may take a lender between 3 to 10 business days to make a decision and if approved to issue a mortgage commitment. General time frame for lender inspections, appraisals and due diligence. After you receive an approval commitment it may take anywhere from 10 to 30 days for all third parties to prepare a closing date for the monies to be advanced to your lawyer. Faster closing is easily accommodated on a case per case basis.
We never charge up front fees and the fees that we do charge is always contingent upon the successful funding of your Commercial Funding request. Any and all fees will be fully disclosed upon receipt of Letter of Intent from Lender. All fees pertaining to your request for financing is at your expense. The following are not actual fees, but an example of a range or fees.
